The Vision

When Michael and Sarah came to us, they weren’t looking for “just another house.” They wanted a family retreat by the ocean — a place where their kids could run in from the beach, where grandparents could gather for holiday dinners, and where future generations would feel connected to the California coastline.

The Challenge

Building by the Pacific meant facing two major obstacles:

  • Coastal zoning restrictions limited how much we could expand on the lot.
  • Harsh ocean air threatened durability for anything not built with care.

Many builders had told them it wasn’t possible. Michael remembers thinking, “Maybe we’ll have to scale back our dream.”

The Process

Instead of scaling back, we asked: “How can we build smarter?”

  • We designed a split-level layout that maximized the lot while staying compliant.
  • We used stone walls and timber beams to withstand the coastal climate while giving the home timeless strength.
  • We placed floor-to-ceiling windows strategically to frame the ocean without compromising structure.

Sarah told us, “Every meeting felt like progress. You showed us how to turn limitations into features.”

The Breakthrough

What once felt like restrictions became the villa’s signature features:

  • Hidden courtyards that created a sense of privacy.
  • Terraces layered into the hillside, expanding usable space without breaking codes.
  • An open-plan great room that feels twice as large thanks to the views.

Michael laughs now: “The thing we thought would ruin the project became what makes the house unforgettable.”
